What’s a CMA? Is a comparable market analysis. I visit you at your home. You share with me things you have done to improve the property while you have lived there. I take that information plus my opinion of what I saw and I scour through the multiple list system (MLS) to find similar homes within a reasonable distance of your home and I locate comparables. I look at things like:

  • Age/year built
  • Square footage
  • Condition
  • Number of bedrooms
  • Number of bathrooms
  • Type of house - Rancher, Colonial, Split foyer or Townhome
  • Type of ownership - Fee Simple, Ground rent or Condo
  • Etc.

 

With that information I can determine my professional opinion of what the home is worth on the current market. I can not tell you a specific number. I provide you with a range and you determine if you want to sell and what price to put on it.
